Usually yes, and the motor is almost never the obstacle. What decides it in an old building is the roof structure, the ceiling you have to cross to bring power in, and whether the roof slope in question is visible from a public highway. A Victorian terrace in East Oxford, a stone cottage near Burford, an eighteenth-century farmhouse outside Bicester: all three can take a powered rooflight. Each one fails for a different reason if the survey is rushed.
The motor is not what a conservation officer looks at
Planning judgements on rooflights turn on what the roof looks like from outside. That means the size of the unit, how far it projects above the plane of the slope, whether the frame is visible in white plastic or dark metal, the glazing bar arrangement, and how many units appear on one elevation. A motor sits inside the frame and is invisible from the pavement.
The practical consequence is that if a rooflight is acceptable on that slope at all, making it electric changes nothing about the application. Where the motor does have a bearing is on internal fabric in a listed building, because power has to reach it, and that is a listed building consent question rather than a planning one.
Rafter spacing in a roof built before standard sizes
Modern rooflights are made to suit modern rafter centres. Older roofs were not built to a table. We measure spacings in old Oxfordshire roofs that run anywhere from around 300mm to well over 500mm, often varying across the same slope, and sometimes with a purlin or a strut exactly where the opening wants to be.
Two consequences follow. First, the unit width is chosen to fit between existing rafters wherever possible, because a unit that fits the structure needs no trimming and is a quieter job. Second, where a wider unit is wanted, the rafters have to be trimmed with a header and a trimmer sized for the span, which is structural work and gets designed rather than improvised. Roofs of this age also carry beautiful, irregular, hand-cut timber that is worth keeping, so we set out to cut as little of it as we can.
Lath and plaster, and the cable that has to cross it
This is the detail that catches people out in period property. Getting a mains cable to the head of a rooflight in a new build is trivial: it goes in before the plasterboard. In a house with an original lath and plaster ceiling, that route does not exist without opening the ceiling, and an intact lime plaster ceiling with its original laths is fabric worth protecting on its own merits, quite apart from any listing.
The alternatives are all compromises. Lift floorboards in the room above and drop down, which works if there is a room above. Run in the void behind a dormer cheek. Surface trunking, which nobody wants. Or, most often, sidestep the problem entirely.
Solar as the answer to an untouchable ceiling
A solar-powered rooflight carries a small photovoltaic panel in the top of the outer frame, charging a battery that drives the mechanism and the sensor. There is no cable, no chase, no lifted boards and no electrical first fix. In a finished period room that is frequently the deciding argument, and it is the reason we specify solar more often on old buildings than on new ones.
The honest trade-off: less push force, slower travel, and a panel that needs daylight, so a heavily shaded north slope under a mature tree in North Oxford will charge slowly through winter. The panel is also a small visible addition at the head of the unit, which matters where appearance is constrained. Our page on solar rooflights without a mains run works through where it holds up.
Front slope, back slope, and the Article 4 question
Across much of central and inner Oxford you are in a conservation area. Jericho, Park Town, parts of Headington and Iffley, and many of the surrounding villages carry designations, and some carry Article 4 directions which remove permitted development rights that would otherwise apply.
The pattern we see repeatedly is that a rear slope not visible from the highway is straightforward, and the same unit on the front slope needs an application and a conservation-pattern unit: flush fitting, no projection above the plane of the tiles, dark frame, often a central glazing bar. Those units are still available with electric operation. The specification simply gets narrower, and lead times get longer, so the decision has to be made early.
Listed buildings run on their own clock
If the building is listed, listed building consent is required for the work regardless of what planning says, and it covers the inside as well as the outside. That brings the cable route, the position of the control unit, and any chasing into the scope of the application.
Our approach here is plain. We survey, we set out what is achievable, and where the answer is that no acceptable rooflight exists for that slope, we say so rather than encouraging an application that will not succeed. Pre-application advice from the local authority is usually money well spent on a listed roof. We are not planning consultants, and on a complex listed case we will tell you to get one.
Slate, stone slate and thick clay: the flashing question
Flashing kits are made for specific covering profiles and thicknesses, and old roofs test them. Welsh slate takes a slate kit without trouble. Thick handmade clay peg tiles need a deep profile kit. Cotswold stone slate is the hard case: heavy, irregular, diminishing in course size up the slope, and unforgiving of a kit designed for a uniform tile.
On stone slate the detail often becomes a soakered arrangement dressed by hand rather than a proprietary kit straight from the box, and the flashing laps get set out on site with the roof open. That is skilled work and it is the part of the job that decides whether the unit is still dry in ten years, which is why the workmanship carries a ten-year guarantee.
Working in a house that is still being lived in
Old buildings are usually occupied, often with the family in residence and the room in daily use. Two commitments shape how we sequence the work. The roof is never left open overnight, without exception. And the order of trades is settled before we start: survey, then any cable run by a qualified electrician while the structure is open, then our installation, then final connection and commissioning.
