Most of the rooflights we put into Didcot houses go into rooms smaller than the ones people picture when they imagine a rooflight. Estate houses built over the last few decades tend to have compact bedrooms, tight landings, single-aspect kitchens and converted garages with no side window worth speaking of, so daylight from above is often the only daylight available. A town the railway made

Didcot sits south of Oxford, on flat ground between the Thames and the Downs, and it exists in its present form because of the railway. The junction came first, the town grew around it, and the older core near All Saints’ Church is now a small part of what surrounds it. Everything since has been house building, much of it recent. Ladygrove spreads north east of the station, Great Western Park lies west of the town, Northbourne is earlier again, and there is newer building still on the southern edge.

The practical effect is that a rooflight installation in Didcot is rarely a question about permission. Designations are few and sit in the older fragments rather than across the town, so the range of units open to most owners here is genuinely wide. The planning authority is Vale of White Horse District Council, the same authority that covers Abingdon, and designation is a matter of public record, checkable for a specific address rather than assumed. Small rooms change the sum

A rooflight lets in far more light than a vertical window of the same size, because it sees the whole sky rather than a slice of it framed by a neighbour’s wall and a fence. That is why a modest unit will light a landing that has had no natural light since it was built.

The same fact catches people out. In a large room with a high ceiling, the light and heat arriving through a rooflight spread across a big volume of air and plenty of floor, wall and furniture to absorb them. Put the identical unit over a small modern bedroom and the ratio of glass to room changes completely. The same energy arrives into a fraction of the space. The room brightens more than expected, which is welcome, and warms more than expected, which is not.

So the unit that suits a Didcot bedroom is often smaller than the slope could physically take, and smaller than the owner had in mind. That is the difference between a room that is pleasant in July and a room nobody uses after lunch.

Where the room genuinely wants more light, the better answers are about placement rather than area. A unit set higher up the slope throws light deeper in. A tall narrow unit catches more sky than a wide shallow one of the same glass area.

A small room rarely needs more glass. It needs the right glass, in the right place.

Which slope the room faces

Orientation decides more of the specification than the room’s use does. The same window, on the same house, behaves like two different products depending on the slope it goes into.

A south-facing slope takes sun through the middle of the day and for most of the year, including winter, when that gain is useful and free. A west-facing slope is the harder case: low afternoon sun strikes the glass at an angle that puts more energy through it, and it arrives at the end of a day in which the house has already been warming for hours. A west-facing rooflight over a small bedroom is the specification we treat most carefully. East-facing slopes take strong morning sun into a house that has cooled overnight, which is more forgiving. North-facing slopes get almost no direct sun and give steady, even light.

None of this overrides the room itself. But the slope tells us which way the glass should lean before we know anything else, and on the repeating estate layouts here it is often obvious from the road.

Two numbers that pull apart

Every glazing option a manufacturer offers carries published figures, and two of them do most of the work in a small room.

The U-value describes how readily heat passes through the unit. A lower figure means less heat escaping in winter and less cold radiating down onto whoever is under it. This is the number people ask about, because it sounds like efficiency.

The g-value, or solar factor, describes how much of the sun’s energy landing on the glass gets through into the room. A lower figure means less solar heat gain. This is the number that decides whether a small west-facing bedroom is usable on a hot afternoon, and the one that gets overlooked.

They pull against each other. Solar control glass works by reflecting and absorbing part of the incoming solar energy, and it cannot do that selectively enough to leave the daylight untouched, so a low g-value usually comes with lower light transmission and can give the room a cooler cast. Glass chosen purely for a low U-value, with nothing done about solar gain, gives a room cheap to heat in January and uncomfortable in July. On a north slope, with little direct sun to control, spending light transmission on solar control buys nothing.

Light transmission is the third figure worth asking about, because it is what you actually notice. We work from the published data for the specific unit and glazing option. The right glass for a north-facing landing is the wrong glass for a west-facing bedroom in the same house.

Opening at the highest point

An opening rooflight is the most effective ventilation a house has, and in a small modern room that is worth more than an extra pane of glass.

Warm air rises and collects at the top of a room. An opening at the highest point gives it somewhere to go, and cooler air is drawn in through anything lower that is open, a window on the far side or a door onto a landing. That is the stack effect, it needs no power, and it clears a hot room far faster than a trickle vent. Open the rooflight for an hour in the evening and a bedroom that has gathered heat all afternoon comes back down before anybody has to sleep in it.

A fixed rooflight is cheaper, simpler and entirely right over a stairwell or a bathroom with mechanical extract. Over a bedroom or kitchen in a compact house, the opening function is doing real work, and we say so when it is left out of a specification on cost.

How it opens matters too. Within reach, a manual handle is fine and nothing goes wrong with it. Above reach, which is most loft installations, a pole or an electric unit is the difference between ventilation that gets used and a window that stays shut all summer. Electric units with a rain sensor close themselves when the weather turns. Where the opening also serves an escape route from a loft room, its size and the way it opens are governed by the regulations, and we handle the Building Control notification as part of the job.

Shading designed in, not added

Shading belongs in the specification alongside the glass, not in a conversation the following summer.

The distinction that matters is where the sun is stopped. External shading, an awning blind or a shutter made for the unit, intercepts solar energy before it reaches the glass, so the heat never enters the room. An internal blind stops the light after the energy is already inside, so it controls glare and privacy well and heat much less well. On a west-facing slope over a small room, an external awning is the most effective addition available, and it is usually specified with the unit because the fittings are made for that model.

Internal blinds still earn their place. A blackout blind in a child’s bedroom under a rooflight is not optional in June, when the sky is light long before anybody wants to be awake. Pleated and honeycomb blinds sit in the frame and add a little insulating value in winter. Electric versions exist for units out of reach, and the wiring is better decided before the unit goes in.

The other part of shading is where the unit goes. A rooflight over the foot of a bed rather than above the pillow, or towards the shaded end of a kitchen rather than over the hob, changes how the room feels without changing the specification at all. Where several positions would work equally well, that choice is free, and worth making deliberately rather than defaulting to the middle of the ceiling.

Shallow pitches, garages and additions

Modern estate roofs are often laid at a shallower pitch than older houses in the county, and that has a specific consequence. Every roof window carries a minimum pitch stated by its manufacturer, and below that the unit is either outside what the maker will stand behind or has to be raised on a kerb to bring the glass to a workable angle. We establish the pitch at survey and specify a unit rated for it, which sometimes means a different model from the one on a neighbour’s steeper roof.

Low pitch also changes the water. Rain moves slowly down a shallow slope, wind drives it back under laps more easily, and debris settles rather than washing off. So head flashings, soakers, the underfelt collar and the laps above the opening are detailed for the pitch rather than to a standard pattern. The compensation is that estate geometry repeats: a street built together shares a pitch, a tile profile and a layout, so one roof usually tells us what will fit three doors down.

Two jobs come up here more than anywhere else. Garage conversions are common in this stock and are a natural rooflight job: the roof is often a shallow lean-to, the walls have a door at one end and a neighbour at the other, and there is nowhere to put a window that lights the middle of the room. Single-storey rear additions are the other, usually flat roofed, where the choice is between flat-roof glazing on an upstand and a lantern. Both want the fall designed into the deck.
