Do electric rooflights need an electrician?

A mains-powered rooflight needs a qualified electrician. The supply that feeds the control unit is part of the fixed electrical installation of the house, it falls under Part P of the Building Regulations, and it has to be designed, installed, tested and certified by somebody competent to do that. A solar-powered rooflight needs no electrician at all, because nothing in it connects to the house. That single distinction settles the question for most people before any of the detail below matters.

Where the electrical work starts and stops

It helps to see the installation as two halves that meet at a box. On the house side there is a fused supply, an isolator and a cable running to a low-voltage control unit. That is fixed wiring, and it belongs to the electrician. On the rooflight side there is a low-voltage lead from the control unit up to the mechanism in the head of the frame, plus whatever sensors and keypads the system uses. That is the manufacturer’s own plug-together system, and it is part of the rooflight.

Most of the visible work is on the rooflight side. Almost all of the regulated work is on the house side. The two are coordinated rather than blurred, and the handover point is the control unit.

Part P, and what it actually requires

Part P covers electrical safety in dwellings. New circuits, and alterations to existing circuits in a dwelling, have to be carried out so that they comply, and the work has to be certified. Adding a fused spur for a rooflight control unit is an alteration to an existing circuit. It is not a large job, but it is a notifiable class of work and it produces paperwork you should keep.

The practical consequence is that when the rooflight installation is finished, you should end up holding an electrical certificate from the electrician covering their part, alongside the rooflight documentation covering ours. If the house is ever sold, surveyed or insured against, that certificate is the thing that answers the question.

Ask who is issuing the electrical certificate before the first cable is pulled, not after the ceiling is closed.

What we do, and what we hand over

We install and replace rooflights. The electrical connection is carried out by a qualified electrician, and we set out precisely what that electrician needs to know so nobody is guessing on the day.

  • Where the rooflight sits, and therefore where the mechanism lead terminates.
  • The route the cable takes from the control unit to the head of the frame.
  • Where the control unit and its isolator can live, with access for later.
  • Where each wall switch goes, at what height, and which units it drives.
  • What the system needs to be commissioned, and in what order.

You are free to appoint your own electrician, and many people already have one who knows the house. We are equally happy to work alongside one arranged as part of the wider project. What we do not do is connect fixed wiring ourselves and describe it as part of the rooflight.

Getting the trades in the right order

The sequence matters more than the individual visits. Cabling wants to happen while the structure is open, before plasterboard, because that is when the route is free and the cost is trivial. Our installation follows. The final connection and commissioning come last, once the unit is in and weathertight.

Where this goes wrong is when the electrician is booked as an afterthought. A first fix visit that never happened turns into a chase through finished plaster, a second visit, and a redecoration bill. On a loft conversion or an extension, the rooflight cable should be on the electrician’s first fix list at the same moment the lighting is.

Commissioning is a real step, not a switch test

Once the supply is live, the system is set up rather than simply turned on. Travel limits are set so the sash compresses its gasket evenly all round when it reads as closed, which is what keeps the unit weathertight and the mechanism unstressed. Remotes and keypads are paired to the right unit or group. The rain sensor is checked. Where several rooflights are grouped, the grouping is confirmed and each control is tried.

That work sits across both trades and is the reason we want to be there when the supply goes live. A unit that opens and closes is not the same as a unit that has been commissioned properly.

The solar route, and who it suits

A solar-powered rooflight carries a photovoltaic panel in the top of the outer frame and a battery that drives the mechanism, the sensor and the remote receiver. Nothing connects to the house. There is no fixed wiring, no Part P question, no certificate and no electrician.

That is why it is so often the right answer in a finished room with a plastered or lath and plaster ceiling, where a cable route would mean lifting boards and disturbing original fabric. What solar gives up is force and speed of travel, and it wants daylight on the panel, so a shaded or north-facing slope charges slowly. We would rather tell you that at survey than have you discover it in November.

Where an electrician is not the person you need

Two situations get confused with electrical work and are not.

The first is a mechanism that has stopped responding. Before anybody is called out, the usual causes are a remote whose battery has gone, a control that has lost its pairing, or a rain sensor pad that is still wet and is holding the unit shut by design. Those are settings and batteries, not wiring.

The second is an escape opening in a loft room. An escape window has to be operable immediately by hand, by whoever is in the room, without power and without a remote. No amount of electrical work satisfies that duty, and it is decided when the unit is specified rather than when it is connected.

Bringing it together for your job

If the ceiling is open, a mains unit with an electrician on first fix is straightforward and gives you the stronger mechanism. If the ceiling is finished and you would rather not disturb it, solar removes the electrician from the equation entirely. If you are unsure which applies, that is exactly what the survey settles: cable route, control positions, and whether the disruption is worth the difference.
