How long do electric rooflight motors last?

A well-specified rooflight actuator, correctly set up and used as a comfort vent, should last most of the life of the window it sits in. These mechanisms are rated by the manufacturer in cycles rather than in years, and a domestic vent opened and closed a couple of times a day accumulates cycles very slowly. The motors that fail early almost never fail because the motor was poor. They fail because the travel limits were set badly, because the sash was fighting something, or because the unit was asked to work far harder than a house asks of it.

Cycles, not calendars

Manufacturers publish a rated cycle count for an actuator: the number of complete open and close movements it is designed to deliver. Translate that into household use and the arithmetic becomes reassuring. A rooflight worked twice on a summer day and left alone from October to April is doing a small fraction of what the same component would do on a commercial ventilation system that runs to a building management schedule.

This is why the same actuator can be an eight-year part in a school atrium and a twenty-year part in a kitchen ceiling. Nothing about the component changed. The duty did.

Setting the travel limits is the single biggest factor

At the closed position the sash has to compress its gasket evenly all the way round. Set the closed limit a fraction too far and the mechanism drives hard into a stop it cannot reach, straining the gearbox on every single cycle. Set it a fraction short and the gasket never seats properly, so the unit is not weathertight and the sash rattles in wind.

Commissioning is where this is decided, and it takes minutes. A window that has been set up properly closes with an even, quiet load and stops. One that has not makes a small complaining noise at the end of travel, every time, for years. That noise is the mechanism telling you what is going to shorten its life.

Almost every early mechanism failure we see traces back to a limit setting nobody checked.

What genuinely wears out

The motor windings are rarely the problem. The parts that age are the mechanical ones and the electronic ones around them.

  • The gearbox. Plastic and metal gears reducing a fast small motor to slow strong travel. Wear here shows as noise before it shows as failure.
  • The chain or spindle. Grit carried in on the frame is abrasive. A chain running through dirt wears faster than one running clean.
  • The control electronics. A board in a warm ceiling void, cycling for two decades, eventually has a component that gives up.
  • The battery, on solar units. A consumable with a shorter life than everything around it, and replaceable on its own.
  • The hinges and the sash. Not part of the motor, but a stiff sash makes the motor work harder for its whole life.

The conditions that shorten it

Heat is the first. A mechanism in the head of a south-facing rooflight above an unventilated vaulted ceiling runs warm before it does any work. Specifying solar control glass helps the mechanism as well as the room.

Grit is the second. A unit under a tree, or on a roof where moss builds and washes down the covering, collects debris in the frame channel that ends up in the drive line. It is the reason a wipe-down when the glass is cleaned matters more than it sounds.

Obstruction is the third and the most avoidable. A blind fitted incorrectly, a bracket working loose, or something stacked where the sash swings, and the mechanism drives into resistance until it stalls. Modern units cut out rather than destroy themselves, but they are not designed to do it weekly.

Signs the mechanism is aging

Failure is very rarely sudden. Watch for a change rather than a stoppage: travel that has slowed noticeably, a new grinding or clicking note that was not there last summer, a sash that hesitates at the same point every cycle, or a unit that no longer quite reaches the closed stop and leaves a hairline gap along one edge.

Any of those is worth acting on while the window is otherwise sound. A mechanism caught early is a component swap. A mechanism ignored until the sash stops closing properly has usually had a winter of water sitting where it should not.

What happens when one does reach the end

The actuator is a discrete assembly bolted into the head of the frame, and on current models it is available as a spare part and changed on its own. That is generally an indoor job on a step ladder, with the roof covering untouched. Where mains supply is involved, the disconnection and reconnection are carried out by a qualified electrician.

The question that matters is whether the part is still made. This is the argument for choosing a mainstream manufacturer at the outset. VELUX, Fakro, Keylite and Roto all maintain long parts availability. A discontinued unit from a maker who has left the market leaves you replacing a whole window because a gearbox wore out, and that is a poor position to be in.

Keeping the number high

The upkeep is minimal and almost entirely about cleanliness and load. Wipe the frame channel and the drive line when you clean the glass, so grit does not travel. Wipe the rain sensor pad at the same time. Keep the hinges free and moving, so the sash is light for the mechanism to carry. Cycle the unit fully once every few weeks through the winter rather than leaving it shut from autumn to spring, because a mechanism that never moves seizes more readily than one that does.

And do not force a powered sash by hand. The drive is self-locking, so pushing it back is loading the gear train from the wrong end. That one habit does more damage than a decade of ordinary use. Detail on upkeep is on maintaining an electric rooflight mechanism.

What this means when you are choosing

Buy the mechanism the manufacturer built into that frame rather than one added to it afterwards, because the fixings, the drive geometry and the sash weight were designed together. Read the warranty term on the mechanism, which is often stated separately from the term on the glazed unit. Ask who sets the travel limits and when. And specify glass that keeps the head of the frame cooler if the roof faces south.
