Thame sets this trade a particular problem, and usually not the one an owner arrives expecting. The town’s long, wide high street carries buildings of many periods, and a good number of them are timber framed behind whatever the front elevation happens to look like now. Timber frames move. The frame settles, the roof plane goes out of true, and the opening a rectangular unit is meant to sit in is no longer square. That is solvable, but it is solved with a tape and a level on the actual roof rather than from a size chart.

A high street of many periods

Thame is a market town east of Oxford, and its defining feature is the length and width of the street running through it. That width came from the market, and it is why the buildings along it stand in a single long row rather than round a square. What matters for a roof is that the row was not built at one moment. It filled in and was rebuilt over centuries, plot by plot, so neighbouring properties can be separated by a shared wall and by a great deal of time.

Look along the roofline rather than the shopfronts and the point becomes visible. Ridge heights step between one property and the next, pitches change, and some buildings turn a gable to the street while their neighbours run the ridge parallel to it. Behind the frontage the plots run back a long way, and the yards and later buildings along them add another set of roof types again.

For an installer this means Thame cannot be handled as a type. Two adjoining properties can have entirely different roof structures and different constraints, and the fact that a rooflight went into one without difficulty tells you little about the other.

The second thing to know about Thame’s older stock is that a building’s front elevation and its roof can belong to different eras. Refronting was common practice in market towns: an owner wanting a fashionable street presence had a new facade built onto an existing house, often in brick, sometimes rendered, occasionally with a parapet raised to hide the roof behind. Only the part facing the street changed.

The consequence is direct and worth saying plainly to anybody in Thame planning roof work. The front of the house is a poor guide to the age of the roof behind it. A neat symmetrical frontage with sash windows may sit in front of a hand-cut roof of much earlier date, carried on a timber frame. Equally, a building whose framing is visible from the street may have had its rear range rebuilt later, so the significant structure is at the front and the ordinary structure is where the rooflight is going.

None of this is visible from the pavement. It is established by getting into the roof space and looking at what carries the covering, which is why a survey on the older stock here takes longer than one on a modern house.

Setting out on a moved roof

A roof that has settled is not a defective roof. Timber-framed buildings take up their loads over time, joints close, and the structure finds a position it is content with. What that leaves is a plane that is not flat and an outline that is not square. Ridges dip, rafters lean out of plumb, diagonals across a notional rectangular opening come out at different lengths, and a slope can be twisted enough that a straight edge rocks on it.

Every standard rooflight is made on an assumption that quietly conflicts with all of that. It assumes a square opening in a flat plane, with the timber either side parallel. Fitted into a moved roof without adjustment, a standard unit shows the discrepancy immediately: the glazing gap runs wider at one end than the other, the frame does not bear evenly on the timber, and the seal compresses hard on one side and lightly on the other. A seal that is not evenly compressed along its length is not doing the job it was designed for, which is where the problem stops being cosmetic.

Historic rafters and purlins

A hand-cut roof differs from a modern one in ways that matter the moment an opening is formed. Members taper, and faces are not flat, so a frame does not bear evenly on them without packing.

The structural hierarchy is different too. A roof of this kind may have principal rafters at intervals carrying purlins along the slope, with lighter common rafters spanning between the purlins, and the assembly tied to the frame below. In a modern trussed roof, trimming a common rafter with the right supporting timbers put in is routine. In a historic roof the equivalent members are not equivalent at all.

A principal rafter or a purlin cannot be cut the way a modern common rafter can. Those members carry load across the whole structure, and removing part of one changes how the roof behaves well beyond the opening. Where an opening genuinely needs to interrupt primary structure, that is a designed intervention, not a decision taken with a saw in hand on the day. We coordinate with the structural engineer, and where the building is designated, with the conservation architect or surveyor already advising the owner. Often the better answer is to put the rooflight somewhere else, in a bay where only common rafters are affected, and we would rather propose that than cut something that should stay.

Why a bespoke unit appears

Standard sizes exist because most roofs are standard. Catalogue widths track modern rafter centres, and on an ordinary roof one of them lands neatly between two timbers with the right bearing either side. On a Thame roof of the older sort, the gap between two fixed historic members is whatever it is, and it will rarely match a catalogue dimension.

That leaves three options, and all three should be put to the owner. The first is a smaller standard unit that fits comfortably within the available gap, often the right answer and the cheapest. The second is to trim the opening with new supporting timber, which is fine where only common rafters are involved and wrong where the primary structure is. The third is a unit made to the measured size of the opening the building will actually allow.

A made-to-size unit is not a luxury specification. It is what the geometry demands when the alternative is forcing a standard frame into an opening that does not suit it. It carries a longer lead time and a higher cost than a stock size, both stated at quotation rather than discovered later. Listing along the high street

Listed buildings are common along Thame’s high street and in the streets and yards behind it, and many more sit within conservation area coverage. Two points about listing surprise owners more than any others.

The first is that listing covers the whole building, not the front of it. The designation attaches to the building as a whole, including the roof, the roof structure and the interior. A slope invisible from any street is covered exactly as the frontage is. Given how often Thame’s older buildings have earlier structure behind later fronts, this is not academic: the hand-cut timbers above a Georgian-looking house may be among the more significant parts of it.

The second is that listed building consent is separate from planning permission, and one does not stand in for the other. Where a building is in a conservation area, the external appearance of an alteration becomes a material consideration, which is why flush conservation-pattern units exist as a category.

The planning authority for a Thame address is South Oxfordshire District Council. That is worth stating plainly, because nothing written about Oxford, West Oxfordshire, Cherwell or the Vale of White Horse applies here. The modern edges of Thame

It would misrepresent the town to suggest every Thame roof is a historic structure. Beyond the old core there is much ordinary twentieth-century and modern housing, and on those roofs the work is straightforward.

A concrete interlocking tile roof on prefabricated trusses is a good roof to install a rooflight into. The pitch is consistent, the covering uniform, the batten gauge regular, and the tile has a flashing kit made for its profile. The trusses sit at known centres, so the opening width is settled before anybody goes up.

The one real constraint here is that the diagonal webs inside a truss are structural and are not cut through without a designed alteration. Where a loft is being lit, the opening usually sits in the space between and the question does not arise. Where the loft is being converted, the structural design is the larger project and the rooflights follow it.

Many enquiries from these streets concern a unit at the end of its life: misted glass, a discoloured dome over a rear addition, or a frame that no longer closes against its seal. That is a replacement installation. The old unit comes out, the opening and the timber around it are inspected while everything is open, and a new unit goes in with new flashings on a sound upstand.

Access and sequence. Scaffold, working area and how long the roof is open, which needs thought on a frontage with a narrow pavement and neighbours either side.
