Specification therefore follows the compass, not the catalogue. Long plots, deep additions

This matters more than it sounds. In a town built in recognisable phases, an address narrows the likely roof down before anybody visits. Here it narrows very little, so we treat every survey as a fresh reading of that specific roof and we look in the roof space rather than at the elevation.

What we are reading for. Rafter depth and spacing, which governs the width of opening available without a designed alteration. Whether there is an underlay, because a roof without one is detailed differently at the opening. Whether the structure is cut or trussed, since the diagonal webs in a modern truss are structural. And what insulation exists at the ceiling or at the rafter line, because a room being lit and a room being lived in have different requirements.

Behind the ribbon there is also a good deal of later twentieth-century and modern housing on estate layouts, and those roofs are more predictable: uniform covering, regular pitch, trusses at consistent centres. Those installations run quickly, and the quote reflects it.

Stone at the older end

The older end of the village carries the stone that the wider area is known for, and the newer stretches along and behind the road are largely brick. Both turn up within a short walk, and the covering above them changes the detailing more than the walls do.

Concrete interlocking tile, which covers much of the modern housing here, takes a proprietary flashing kit made for that profile, and forcing a generic one over a deep profile leaves a channel for wind-driven water to track sideways.

Lead sits underneath all of it, sized so it can move with temperature without splitting, dressed properly at the corners rather than worked thin, and terminated where water leaves the detail rather than where it collects.

The other thing about building along a road is that the road is right there, carrying traffic. Frontage access is a real planning item in a village like this, and we would rather raise it at the quote than discover it on the morning of the installation.

Three questions cover most of it. Where does the scaffold go, and can it be erected without standing in a live carriageway. Where does the delivery vehicle stop, and for how long, given that units come off a lorry rather than out of a van. And where can materials be set down safely, because a stack of glass on a verge beside a through road is not somewhere anybody wants it.

Long plots usually help. On many properties there is a route down the side or through a gate to the rear, and once the scaffold is at the back the work is out of the way of the road entirely. Where there is no side route, materials may need to go through the house or be lifted over, and that is a different day’s work at a different cost, which we would tell you before you agree to anything.

Parking is worth its own sentence. Where a property has a driveway the job is straightforward.
