Charlbury sits on the Cotswold Line, and the station at the bottom of the hill puts the town on a direct railway to Oxford and on towards London. That line shapes the enquiries we take from here. A good share of them concern a room that has changed use: a spare bedroom that is now somebody’s office, an attic brought into habitable use so somebody can work upstairs, a stone outbuilding at the end of a garden made into a working room. A room worked in all day asks different things of daylight than a room slept in, and that difference is what most of this page is about.

Rooms that changed use

The working room is rarely a room built to be one. It is the small back bedroom, the box room over the stairs, the attic that held suitcases, or the outbuilding that held a mower. Each came with whatever window it happened to have, sized for a use that has ended, and facing whatever way the house was built to face.

That matters more than it sounds. A spare bedroom is occupied in the dark and left in the morning, so a small window on a shaded elevation is no hardship. The same room occupied from morning until the end of the afternoon, every weekday, in every season, exposes the shortfall straight away. People notice it as tiredness, or as reaching for the light switch mid-morning, rather than as a daylight problem, which is why the request usually arrives as a general sense that the room is gloomy.

The roof is often the only place left to go. Box rooms and back bedrooms in the older parts of Charlbury often have one wall available, and it faces a boundary, a neighbouring gable or a bank. Outbuildings have small openings, thick walls and little scope to enlarge them where a designation applies. In both cases the roof plane is the surface with an open view of the sky, and the one that has not already been spoken for. Light to work by

A wall window and a rooflight do not deliver the same kind of light, and for a working room that difference is the whole point.

A window puts light into a room from one side. Close to the glass it is bright, and it falls away steeply as you move back, so a small room has a bright wall, a bright strip of floor and a darker opposite corner. The eye adapts to the brightest thing in view, so with a window in your peripheral vision the rest of the room reads as darker than it measurably is. That is manageable when you are moving about. It is wearing when you sit still and look at the same middle distance for hours.

A rooflight brings light down from above, and it spreads across the room rather than banking against one wall. The far corner is lit as well as the near one, and the room stops having a good end and a bad end. Where a desk has to go somewhere specific, usually against the only free wall, that even spread is worth more than raw brightness.

The effect is strongest where the ceiling follows the roof pitch, because the glass then sits within the ceiling of the room. Where there is a flat ceiling and a void above it, the light arrives through a lined shaft, and the shape and finish of that shaft decide how much of it reaches the desk. Both work. They are different specifications and they price differently.

Glare on a screen

Even light is the benefit. Glare is the risk, and it is why a rooflight in a working room wants deciding rather than defaulting.

Direct sun landing on a screen makes the screen unreadable. Direct sun on a pale desk or floor beside you does something subtler and almost as bad, putting a bright area into your lower field of view that the eye keeps adjusting to. Either way the room becomes unusable at certain hours, and the usual response is a blind pulled down, at which point the rooflight is doing nothing.

Which hours depends entirely on which way the slope faces. Here the ordinary advice about rooflights, which assumes a kitchen or a living room and treats sun as the prize, inverts. For a working room the quiet slope is the good slope.

None of that rules out a south or west slope. It changes the specification. Solar control glazing cuts the heat and direct radiation coming through, and a unit positioned with the sun path in mind behaves better than a larger one placed for symmetry.

For a room worked in all day, the quiet north slope is usually the better slope.

Where the desk sits

The cheapest improvement available on a working room is deciding where the desk goes before the opening is cut, rather than afterwards.

Openings are set out once. Rafters, purlins, covering and the structure below are all committed on the day, and moving a unit later is a second installation rather than an adjustment. Yet the desk is usually placed weeks afterwards, on the basis of where the sockets are.

The relationships worth thinking about are simple. A rooflight in front of you, beyond the screen, puts a bright field directly behind whatever you are looking at, the hardest condition for the eye to work in. A rooflight directly overhead tends to throw light onto the keyboard and reflections onto a glossy screen. A rooflight to one side, or behind and to one side of where you sit, lights the room and the desk without sitting in the line of sight. That is a pattern rather than a rule: the room’s shape, the pitch and the ceiling height all move it.

There is a duller consideration too. In a genuinely small room the desk position may already be settled by the door swing and the radiator. Knowing that at survey lets the unit be positioned around a constraint that exists, instead of both being decided separately and meeting badly. So we ask where you intend to sit and which way you will face. It is an odd question from someone who has come to look at a roof, and it changes the outcome more than the choice of unit.

Heat, ventilation and winter

A small room, occupied continuously, with a person in it and equipment running, gains heat all day from sources that are not the sun. Put glass in the roof on a bright slope and it can become uncomfortable at exactly the hours it needs to be usable.

Three things do the work. The glass, where solar control coatings reduce the share of solar energy getting through while still letting light in, balanced against the orientation rather than left at a default. The shading, where an external blind intercepts sun before it reaches the glass and does more than an internal one. And ventilation, which people underestimate. Warm air collects at the highest point of a room, and an opening rooflight lets it leave from where it gathers. Where the unit is out of reach on a pitched ceiling, that means a pole-operated unit or an electric one with a switch by the door, chosen on how often you will use it.

Winter is the other half, and it decides whether the room is pleasant, because it is occupied through the shortest and coldest months at set hours. Useful daylight is low, weak and often overcast, and a roof opening earns its place there, because on a dull day the sky is the light source and a rooflight sees far more sky than a wall window. It will not remove the desk lamp in December. It shortens the hours you need one.

Thermal comfort is felt personally here rather than measured. You sit still for hours, and a cold surface near you is noticeable in a way it never is in a room you pass through. The whole unit’s performance matters, not the centre pane figure on a brochure, and the reveal is insulated continuously so its insulation line meets the roof insulation without gaps.

Attic and outbuilding rooms

Attic working rooms bring one constraint before daylight is even discussed, which is head height. There is standing height along the ridge and nowhere else, so the desk ends up under the lower part of the slope, where you sit rather than stand. Light needs to arrive where the chair is, and a unit placed high on the slope to suit the tallest part of the room can leave the working corner in shadow.

Height on the slope changes what a unit does. Set lower, it lights the seated position directly and gives a view out at eye level when sitting, which makes a small attic feel less enclosed. Set higher, it throws light across to the far side and brightens the room generally without doing much for the desk. Two smaller units doing those two jobs often beats one large one in the middle of the slope, decided with the room’s layout in front of you.

Outbuildings are the other common Charlbury project. Stone workshops, old stores, garden buildings at the end of a plot. They have small wall openings, sometimes none worth counting, and thick walls that limit what can be added low down, so the roof becomes the light source by default. A building put up for storage was not built as a room, so structure, insulation and the roof build-up are resolved before any glass goes in. Where the building becomes habitable the work is notifiable, and we handle the Building Control notification as part of the installation.

Charlbury stone and West Oxfordshire

Charlbury is a stone town in the Evenlode valley on the edge of the Wychwood, and its historic core carries conservation area designation with listed buildings within it. The roofs are older than the elevations suggest, and the covering varies within a short walk: stone slate on the earlier ranges, Welsh slate and clay on later additions, concrete tile on the housing at the edges of town.

Where designation applies, the visible slope becomes the question, and it can pull against everything above. A working room wants the north slope, and on a Charlbury house that can be the front, the rear or neither. Where a roof plane is prominent and the building is designated, the specification narrows towards a conservation-grade unit sitting flush with the plane rather than proud of it, finished dark, often with a single vertical glazing bar. Size, number and position are part of the same judgement. Where the slope is not seen from anywhere public and nothing is designated, the range is wider.

The planning authority is West Oxfordshire District Council. Charlbury has a town council, but planning decisions sit with the district, and Oxford’s own conservation area framework is not the one covering your house. Conservation area and listed status are matters of public record and are the first things to establish about an address.
