Summertown sits north of the city along the Banbury Road, and the houses there are large. Victorian and Edwardian villas, wide semi-detached pairs, deep plans, and roof planes that run a long way without a dormer or a stack in them. Where a cramped terrace elsewhere in Oxford forces one modest unit into whatever gap the rafters allow, a Summertown roof offers a genuine choice: a larger unit, several in a run, a lantern over the rear extension, or a loft conversion with real standing height under it. The question here is rarely whether the roof can carry glass. It is how much, where, and to what specification.
Big roofs, real choices
The building stock along and behind the Banbury Road was built to a generous plot. Frontages are wide, plans are deep, and the main roof is often a long double pitch with a hipped end or a gable, sometimes with a valley where a bay or cross wing meets it. Behind that sits the two-storey back addition most of these houses have, at a slightly shallower pitch, and behind that again a single-storey extension added later. Three separate roof planes, and usually none of them fully occupied by anything else.
That matters more than it sounds. On a small roof the opening is decided for you: one unit, between two rafters, wherever the stack and the valley are not. On a Summertown rear slope you can size the unit to the room rather than to the gap. A pair set at equal centres reads properly from the garden. A run of three across a wide rear slope lights a whole first-floor landing and the rooms either side. Symmetry becomes possible, and symmetry is what makes multiple units look designed rather than accumulated.
Scale brings its own constraints, worth stating before anybody gets attached to a drawing. Large glass is heavy, and beyond a certain width the opening stops being a matter of trimming between rafters and becomes a structural alteration with a designed trimmer carrying load back to the purlins. Glass that size on a south or west slope also gathers a great deal of heat, which is a glazing decision rather than something a blind sorts out afterwards.
Rear extensions and lanterns
A great many Summertown houses have gained a substantial rear extension, typically flat-roofed, often the full width of the back of the house and reaching well into the garden. Those roofs are the most common place we are asked to put glass in north Oxford, and there are two quite different ways to do it.

A roof lantern is a raised structure with its own pitched glazed faces sitting on a kerb. It adds height inside, throws light down at changing angles through the day, and reads from the garden as a deliberate object. On a deep extension it is often the only thing that gets daylight into the middle of the plan, where the new floor area meets the original back wall and the room would otherwise go dim.
Flush or low-profile glazing does the opposite. It keeps the roof line quiet and the sightlines clean, which matters here because these houses are tall and the first-floor rear windows look straight down onto the extension roof. What you see out of a bedroom window is part of the decision, and people forget it until the scaffold is down.
Either way the roof beneath decides the detailing. A flat roof is never actually flat: it is laid to a fall, and the glazing sits on an upstand tall enough that water moving across the deck cannot reach the frame. Where the extension has a warm roof build-up, the upstand is insulated with it so the perimeter does not become a cold line where condensation forms. The kerb, the fall and the termination are the job. The glass is the easy part.
Where the boundary falls
Summertown sits on the edge of the North Oxford Victorian suburb conservation area, and edges are awkward things. Some streets fall inside the designated area, some fall outside it, and the boundary follows a line on a map rather than any pattern you could read from the pavement. Two houses of the same age and the same builder can sit either side of it, so establish which yours is at the start of a project. It changes what is likely to be acceptable, and occasionally whether a consent is engaged at all.
Where a designation does apply, position on the building carries a lot of weight. A front elevation facing the Banbury Road, or facing a street within the designated area, is the sensitive one: it is what the designation protects, and the appearance of an alteration there becomes a material consideration. A rear slope concealed behind the house is treated very differently in practice. That is why the flush conservation-grade unit exists: set into the plane of the roof rather than proud of it, dark finished, often with a single vertical glazing bar so it reads as a traditional cast-iron roof light.
Two things we will not do. We will not tell you what the rule is on your particular street, because designation, listing and any Article 4 direction are matters of public record attaching to specific addresses. And we are not the people who decide. The local planning authority here is Oxford City Council, and determination belongs to them. What we can do is say which kind of position a building like yours is usually in, specify the unit that normally satisfies it, and give an architect or a heritage consultant the technical detail they need.
Welsh slate on Edwardian villas
Most of the Victorian and Edwardian stock here was roofed in Welsh slate, and much of it still is. Slate is laid in overlapping courses set out to a gauge, and every course depends on the two above it. Cutting into that coursing without re-setting it leaves a short lap somewhere, and a short lap does not announce itself for several winters. Forming an opening means lifting slates back, trimming the rafters, building the upstand, then working soakers and a dressed lead flashing into the courses so the covering sheds water around the unit.

Older slate roofs here frequently have no underlay. The slate was hung on battens over open rafters and the void ventilated through the gaps, which makes survey easy but means any new insulated build-up beneath needs a properly designed vapour control layer. Without one you get condensation on the cold side, and people read that running water as a roof failing when the roof is doing what it always did.
Not every roof here is slate. Plain clay tile turns up on some Edwardian houses and many back additions, wanting double-lap coursing kept true with a flashing sized for the tile rather than adapted from a slate kit. Some roofs have been recovered with concrete interlocking tile, more forgiving but needing the profile-specific kit.

Lofts with real headroom
The loft space in a Summertown villa is often better than people expect. Ridge heights are high, pitches are steep, and the roof was framed with purlins and struts rather than trussed rafters, so the middle of the space is open instead of filled with diagonal webs. That produces a genuinely usable floor area at full standing height, which is what decides whether a loft becomes a bedroom or stays a store.
Where the headroom is already there, rooflights alone will often do the job, the least disruptive route. Units set into the existing slopes leave the external form of the roof unchanged, which is helpful anywhere near a designated area, and the light off a roof plane beats a vertical window of the same area. Placement follows the finished layout rather than the rafter spacing: where the bed goes, where somebody stands upright, which slope faces the garden.
Two technical points govern the specification. A habitable room in a converted loft needs an escape window meeting a defined clear opening size and sill height, so one unit is chosen for that duty rather than for the view, and top-hung units are the usual answer because the whole sash swings clear. And the build-up changes from cold to warm, with insulation between and beneath the rafters, a continuous vapour control layer on the warm side, and the reveals insulated so the perimeter is not a thermal bridge. Rafter depth on a house of this age is shallow by current standards, so the build-up is worked out at survey against the headroom you have to spend.
Working to an architect’s drawings
A fair number of Summertown enquiries reach us mid-project, on a whole-house renovation with an architect engaged and a specification already drawn. You send the drawings and the schedule, we price what is specified, and we say clearly where the specification and the roof are going to disagree.

The disagreements are usually the same handful. A rooflight drawn at a dimension that exists on the drawing but not in any manufacturer’s range, so it is either a bespoke unit with a longer lead time or a nudge to the nearest standard size. A U-value or g-value target the unit does not meet in the specified glass, which is a glazing selection rather than a change of product. An opening wider than the rafter spacing allows without a designed trimmer, which belongs to the structural engineer before it belongs to us. A lantern kerb detail that does not match how the extension roof is being built. Better raised on the drawings than on the day the roof is open.

What we do first in Summertown

Access is worth a line of its own. Most houses here have side access, off-street parking and a garden with room to stand scaffold, so the logistics are easier than in the older parts of the city and the programme reflects it. Deep extensions and mature gardens occasionally complicate that, so access is checked on the survey.
