Chinnor holds a great deal of single-storey housing, and a bungalow is a different rooflight job from a house. In a two-storey property a roof window usually lights a loft, a stairwell or a top-floor bedroom. In a bungalow the roof sits directly over the rooms people actually live in, so the glass going into it lights the kitchen, the sitting room or the main bedroom. That changes where the unit goes, how deep the opening has to be, and how much difference it makes once it is finished.

Where the roof is the ceiling

In most houses a rooflight is a first-floor product. It goes into a loft that has become a bedroom, or a landing that never had a window, and the rooms downstairs carry on being lit by their walls. The roof and the living space are separated by a floor, and the glass improves the part of the house furthest from the front door.

A bungalow removes that separation. Every habitable room has roof above it, either as a vaulted ceiling following the pitch or as a flat ceiling with a void between it and the tiles. So a rooflight here is not an improvement to an attic. It is a change to the light in the room where the family eats, and it will be noticed every day rather than on the way to bed.

That raises the stakes in both directions. The gain is larger, because daylight from above reaches the middle of a room in a way a window in a wall cannot. The consequences of getting it wrong are larger too. An opening placed to suit the roof rather than the room delivers light to a corner nobody uses. A shaft cut through a ceiling void and lined carelessly delivers less light than the size of the glass suggests it should. Neither of those is a roofing failure, and both are avoidable at the survey rather than afterwards.

More roof than wall

The second thing that separates single-storey housing is proportion. A bungalow spreads its whole floor area across one level, so the roof covers all of it. A two-storey house of the same internal area covers half as much ground and has twice as much external wall. The result is a large roof relative to the space beneath it, and almost all of that roof faces the sky above a habitable room.

On a two-storey house the choice of where a rooflight can go is narrow, because only the top floor sits under the roof. On a bungalow the choice is wide. Light can be brought into the kitchen, the hall, the bathroom or a bedroom, from whichever slope suits, because there is roof over all of them.

That freedom lets orientation drive the decision instead of accident. A north-facing slope gives even light through the day with far less solar gain, which suits a kitchen or a room used for work. A south or west slope gives more light and more heat, and wants glazing chosen accordingly. On a bungalow you can usually pick, which is a luxury a terraced house does not have.

It also helps with the plan shape common in this housing. Many bungalows are deep front to back with a central corridor, and the rooms alongside it sit a long way from any external wall. Hallways, inner lobbies and internal bathrooms cannot be improved from the walls, because there are no walls available. They can only be improved from above.

Getting light down the shaft

Where the ceiling is flat and there is a void above it, the rooflight does not open straight into the room. It sits in the roof slope, and light then travels down through the void to a ceiling opening below. That connecting passage is a light well, sometimes called a shaft, and its design decides how much of the daylight actually arrives.

Many bungalows have a shallow void rather than a full loft, which helps, because the shorter the shaft the less light is lost on the way down. But shape matters more than length. A shaft with vertical sides behaves like a tube: it delivers a bright pool below the opening and little else. A shaft with splayed sides, where the lining opens outward as it comes down towards the ceiling, spreads light noticeably further into the room and gives a softer edge to it. The same unit in the same roof produces a different room depending on which of those two was built.

Splaying is not free. It takes more ceiling area, it needs the joists set out around it, and it takes longer to finish. It is usually worth it, and worth deciding deliberately rather than by default. The lining does work too: a pale matt finish reflects light down the shaft, and a dark or textured one absorbs it.

Because the shaft passes through a cold void, it is also part of the building envelope: insulated on its outer faces and sealed so warm moist air from the room cannot reach the void around it.

When the ceiling follows the pitch

The other arrangement is simpler and brighter. Where a bungalow has a vaulted or part-vaulted ceiling, the plasterboard follows the rafters and there is no void to cross. The unit sits in the plane of the roof, the reveal around it is short, and the light is stronger for a given size of opening.

You find it in bungalows with an open living space under the ridge, in later single-storey builds designed that way, and often in rear extensions added to an older bungalow. It is the arrangement to aim for where the structure allows.

The constraint here is thermal rather than visual. With the ceiling on the rafter line, the insulation has to sit within or on the rafter depth. There has to be a continuous layer around the opening, carried tight to the frame, with the vapour control layer on the warm side sealed where it meets the unit. The reveal is the weakest point in that build-up, and a thinly lined one shows itself as a cold strip and, in winter, as moisture along the frame.

Rooflights inside a bigger job

Bungalow owners tend to improve rather than move, and that shows in the work we are asked to quote for. A rooflight installation in Chinnor is often one item inside a larger project rather than a standalone visit.

Three combinations come up repeatedly. The first is the rear extension: a single-storey addition off the back of an already single-storey house, where rooflights or a lantern do most of the lighting because the new space has walls on only one side. The second is the garage conversion, where an attached garage becomes a room and inherits a roof that was never built to light anything. The third is a re-covering, where the tiles are coming off anyway and it makes obvious sense to form new openings, or take out ageing units and put in new ones, while the scaffold is already up.

That third case is where timing saves real money, and it is worth raising early with whoever is doing the covering. Forming an opening into a roof that is already open is straightforward. Coming back in two years means access, stripping and making good all over again.

A low roof in plain view

Single-storey means the roof is close to the ground, with a visual consequence people underestimate. On a two-storey house you look up from the pavement at a steep angle and see very little of the slope. On a bungalow the eaves are low, the pitch is often shallower, and you see a broad sweep of the covering from across the road and from a neighbour’s upstairs windows. The roof is a bigger part of how the building reads.

Appearance therefore carries more weight here than on a taller house. A unit sitting proud of the tiles is obvious on a low slope. Several units at different heights or spacings are obvious as well, because the eye reads the whole plane at once. Setting units flush into the covering, aligning them to each other and to features already on the elevation, and keeping the external finish dark and quiet all make the difference between glass that looks designed in and glass that looks added on.

Position deserves the same thought. Where the front slope faces a road or a close of similar bungalows, the rear slope will often serve the same room and attract no attention. Where a rooflight would look down into a neighbouring garden, obscured or diffusing glass keeps the light and removes the overlooking, and it is easier to specify that at the start than to negotiate it afterwards.

The older heart of the village

Chinnor is mostly modern, but it is not only modern. There is an older core around the church and the lanes near it, with cottages, farm buildings and a few larger houses that pre-date everything around them.
