Wallingford’s street plan is older than almost anything standing on it. The town was laid out as a planned settlement inside earth defences, on a regular grid still legible when you walk it. The plots running back from those streets set the shape of the buildings on them: narrow where they meet the street, long behind it. That geometry decides which roof slopes a building has, which way each one faces, and which of them a rooflight can sensibly go into. That is the first thing to settle, well before anybody names a product.

Still on the Saxon grid

Wallingford is a Saxon burh, a fortified town laid out to a plan rather than one that grew outward from a crossroads. The earthworks and the grid of streets inside them are why the centre reads as it does: straight runs, right-angled junctions, a market place near the middle, and blocks of long thin plots filling the space between the streets. Most English market towns have a street pattern that wanders. Wallingford’s does not, and that has consequences for roofs.

The building stock sitting on that plan is mixed in age and consistent in shape. There is a designated core with a substantial amount of listed fabric around the market place and the principal streets, a good deal of Georgian frontage with earlier structure behind it, and later infill through the back lanes. Beyond the line of the old defences there is ordinary modern housing: interlocking concrete tile, trussed roofs, regular pitches and no designation attached.

The town sits on the Thames, which matters for exposure and for the way weather arrives across open ground, though it is not what governs most installations. The planning authority is South Oxfordshire District Council, the same authority that covers Thame. If you have been reading about Oxford City’s conservation areas, that is not the framework applying here.

What a burgage plot did

A burgage plot is the unit a planned medieval town was divided into: a narrow frontage onto the street, with a long strip of land running back behind it. Frontage was the valuable part, so plots were kept narrow and deep, and buildings were pushed hard against the street with everything else stretching away behind. Wallingford’s core is still divided this way, and although plots have been amalgamated, subdivided and rebuilt many times, the rhythm survives in the widths of the buildings and the boundaries behind them.

What that produces is a building narrow to the street and deep behind it. The main range takes the frontage, and everything added afterwards went backwards down the plot rather than sideways, because there was nowhere sideways to go. Successive owners extended, rebuilt, raised and re-roofed the back of the building, and each of those episodes usually brought its own roof with it.

The consequence for glazing is direct. The available roof area on a plot like this is not one continuous surface. It is a sequence of separate roofs of different ages, heights and pitches, joined at valleys, abutments and back gutters, and the good candidate slope is often not the obvious one. On a wide detached house you choose between two slopes. Here you may be choosing between several.

On a burgage plot, the useful question is which of your roofs, not which of your slopes.

Which way the ridge runs

Because the building is narrow to the street and deep behind it, the main ridge on a Wallingford town-centre building most often runs parallel to the street. That gives you a front slope facing the street and a rear slope facing back down the plot, both of them long in the direction of the street and short in the direction of the fall. Some buildings do the opposite and present a gable to the street, the ridge running back down the plot, which gives two long side slopes facing the neighbours on either hand and no significant slope towards the street.

Those two arrangements produce different jobs from the same product. In the first, the rear slope is usually the workable one: it faces away from the street, it is large, and it sits over the part of the house people most often want to light. In the second there is no rear slope in that sense, only flank slopes facing a neighbouring plot.

Establishing the ridge direction is the first survey question and it is more useful than any product question. It tells you which slopes physically exist, which one faces the street and is therefore visible from public land, which one faces a neighbour, and which one faces the open length of the plot behind. Everything downstream follows: the consent position, the daylight the room will get, the glazing specification, the flashing detail and where scaffold stands. People often arrive having chosen a unit. The unit is the last decision, not the first.

Rear ranges and their roofs

The back half of a burgage-plot building is where the complication sits. A rear range running at right angles off the main building is common, sometimes more than one, and each carries its own ridge at its own height and pitch. A range added to a house was rarely built to match what it joined. It is usually lower, frequently shallower, sometimes in a different covering entirely, and the junction with the main roof is a valley or a back gutter doing serious work.

That gives one building several genuinely different candidate slopes, and they are not interchangeable. The main rear slope may be steep, in slate, with good rafter depth and a straightforward run of coursing. The rear range roof beside it may be shallower, in plain clay tile, over lighter timbers, with a valley on one side and an abutment against a party wall on the other. At shallow pitch the manufacturer’s minimum becomes a hard limit.

Valleys decide where a rooflight cannot go. A valley collects water off two planes and concentrates it, and an opening set too close to that line interrupts the flow where there is most of it to deal with. The same goes for a back gutter behind a rear range and the abutment where a lower roof meets a taller wall.

Aspect, privacy and the grid

A planned grid does something a wandering street pattern does not: it makes orientation predictable. Whole streets share the same aspect, so every building along one side has its front slope facing one way and its rear slope the other, and the buildings opposite have the reverse. Which side of the street you are on changes the daylight and solar picture in a way that can be worked out before anybody climbs a ladder.

That feeds straight into the glazing specification. A slope facing the afternoon sun wants solar control glass and, often, shading designed in from the start rather than added after the first warm spell. A slope facing the other way is being asked to gather light rather than reject it, and the specification moves towards visible light transmittance. Same street, two different units, and the reason is which way the ridge sits relative to the road.

Privacy runs on the same geometry. Because the plots are long, narrow and packed side by side, a rooflight on a long rear slope may look down into a neighbouring plot, or be looked into from one, depending on relative heights. That is a real planning consideration where an application is involved, and a neighbourly one whether or not it is. Position, size and the height of the unit on the slope all change the answer, as does the choice between clear glass and an obscured unit set where nobody stands to look out.

The route to the rear

Burgage plots frequently have no side access at all. Buildings meet each other along the plot boundaries, the frontage runs continuously along the street, and the only route to the back is through the house itself or along a shared passage between two buildings. Some of those passages are narrow, low, covered, or in shared ownership with the neighbour, and each of those matters before we quote.

Access decides the programme more often than the roof does. Scaffold has to reach the working slope, and if it cannot be brought down a side passage it either goes up over the building, gets carried through the house, or the whole approach changes. Glazed units are heavy and awkward, and one that cannot be carried to where it is going has to be lifted, which brings its own cost. Where a passage is shared, we want that established early rather than raised on the morning work starts.

It also feeds back into the choice of slope. A rear range roof that would take a unit cleanly is a different proposition if everything has to travel through somebody’s kitchen to reach it. Sometimes the technically better slope loses to the accessible one. Either way that decision belongs in the quotation rather than surfacing as a variation later.

Inside the listed core

Wallingford’s centre carries conservation area designation and a considerable amount of listed fabric, so at many addresses here the consent position is part of the specification rather than an afterthought. Two points cause the most avoidable trouble.

The first is that listing covers the whole building, not the front elevation. Where a building is listed, the roof structure, the covering, the stacks and the rear ranges behind are all inside it, and a slope nobody can see from the street is covered exactly as the frontage is. Owners are sometimes told that work at the back is a private matter. Acting on that is how an alteration becomes a problem later, usually at the point of sale.

The second is that the front elevation is a poor guide to what sits above it. A Georgian frontage in a town like this is often a refacing of something considerably older, with a roof behind it earlier again: hand-cut rafters of uneven section, purlins, and a structure raised or altered at some point. That is established from inside the roof space, not from the pavement.

Where a rooflight is accepted on a building of this kind, the specification narrows. A conservation-grade unit sits flush with the plane of the roof rather than proud of it, is finished dark, and commonly carries a single vertical glazing bar so it reads as a traditional cast-iron light. Fitting one flush means re-dressing the covering around the opening rather than sitting a frame on top. Listed building consent is separate from planning permission and neither stands in for the other. Determinations belong to South Oxfordshire District Council rather than to us.

Access and specification, fourth.
