Iffley is a village that Oxford grew around rather than absorbed entirely. Walk from the Iffley Road down towards the river and the housing changes character within a few hundred yards: brick terraces and twentieth-century semis give way to stone cottages, rubble walls, a narrowing lane and the Norman church on the slope above the Thames. For a rooflight installation in Iffley, that change is not scenery. It changes the covering on the roof, how an opening is formed in it, and in the village core whether the opening is a matter for the council at all.

The village and its edges

The old core sits on rising ground above the river, and it is small. Stone cottages stand close to the lane, often gable-on, and the walls between them are stone as well. The buildings have been altered repeatedly across their lives, so the roof structure rarely matches the tidy story the front elevation tells. Iffley has conservation area coverage across this historic centre and listed buildings within it.

Immediately around the core the stock is ordinary Oxford. Iffley Fields carries streets of Victorian and Edwardian brick terraces running down towards the meadow, roofed in Welsh slate with rear additions at a shallower pitch. Further out towards Rose Hill the housing is interwar and post-war: semis and short terraces, hipped roofs, concrete interlocking tile, prefabricated trusses in the later ones. Those are conventional roofs, opened by conventional means.

So the useful first question about an Iffley address is not which unit you want. It is which of those three groups the building belongs to, because a stone cottage on the lane, a slated terrace off the Iffley Road and a tiled semi towards Rose Hill are three different jobs, a short walk apart.

Stone slate and diminishing courses

Stone slate defines roofing work in the village core, and it behaves unlike anything else on an Oxfordshire roof. The slates are thick, heavy and irregular, split from limestone rather than cut to a size, and laid in diminishing courses: large deep slates at the eaves, reducing in size up the slope towards the ridge. Each course is set out to a gauge that follows that reduction, and the setting out is part of what keeps the roof watertight.

Two things follow for anyone putting a rooflight into one. The first is weight. A stone slate roof loads its structure far more heavily than slate or tile, and the rafters, purlins and battens beneath it were sized for that load. An opening interrupts the load path, so the trimming around it is a structural question rather than a formality, worked out on site.

The second is that the courses cannot simply be cut through. Slates are lifted from above the opening downwards, kept in order and set aside for reuse, because the size and colour of what is already on the roof cannot be bought new. Salvage is the only matching material. Slates lost in the process are made up from reclaimed stock of the same bed and colour range, and the diminishing gauge is picked back up above and below the opening so the finished slope still reads as one roof.

Where thatch changes the answer

Thatch appears in and around the village, and the honest answer here differs from the answer for every other covering. A rooflight in thatch is not a variation on a rooflight in slate. Thatch is a deep, ventilated, combustible covering laid over a structure often exposed inside the room below, and putting glass into it engages fire separation between covering and interior, the way the coat is dressed around the opening, and the setting out of the courses either side. That is specialist thatching work and it belongs to a thatcher. It is not our trade and we do not present it as ours.

Where a roof, or part of one, is thatched, we say so at the survey. We install into the conventional coverings: stone slate, Welsh slate, clay tile, concrete tile, and flat roofs in felt or single ply. Buildings in a village core often carry more than one covering, because later additions were roofed in whatever was current, so a thatched main range with a tiled rear outshot is normal. The tiled slope is often the sensible place for glass. Where a thatched slope is the only one that works, the job involves a thatcher and we say so at the outset.

What listing actually covers

Listed cottages are common in the Iffley core, and one misunderstanding causes more trouble than any other. People talk about a listed frontage, as though the designation stopped at the wall you see from the lane.

It does not. Where a building is listed, the listing covers the whole building: roof structure, covering, stacks, internal fabric, and often structures attached to it or within its curtilage. A rear slope facing a garden, visible from nowhere public, sits inside the designation exactly as the road elevation does. Owners are sometimes told that a rooflight round the back is nobody’s business because nobody sees it. Acting on that is how an alteration becomes a live problem years later, usually when the house is sold.

Listed building consent is separate from planning permission and one does not substitute for the other. Where consent is granted on a building of this kind, the specification is usually narrow: a conservation-pattern unit set flush with the plane of the roof rather than proud of it, a dark external finish, and frequently a single vertical glazing bar so the unit reads as a traditional cast-iron light. Size, number and position form part of the same judgement.

Setting a unit flush into stone slate is a different physical job from sitting a frame on a tiled roof. The covering is thick, so the recess is deep, and the slates are dressed back around the frame with the lead worked in behind them. It takes longer, and the quotation should say so.

Upstands, laps and lead

Underneath the designations, what keeps an installation dry is the same on every roof in the village: the upstand, the fall, the laps and the way the covering is terminated against the unit. The glass is close to incidental.

On the older roofs in the core there is generally no underlay beneath the covering. Stone slate and older clay tile were laid over battens with nothing behind them, so the void is open to the back of the slates and a little wind-driven water has always been expected to get in and drain away again. That is normal rather than a defect. It does mean the opening has to be formed so water reaching the back of the covering is carried out over the flashing rather than dammed behind the frame.

Lead does most of the work at the perimeter. It is sized so it can expand and contract without cracking, dressed rather than beaten thin at the corners, lapped in the right direction, and terminated where water leaves the roof rather than where it collects. On a conservation area roof its appearance is part of the specification too.

Owners always ask how long the roof is open. On a stone slate slope the answer is longer than on a tiled one, because slates come off and go back a course at a time. The roof is made weathertight at the end of each working day.

The twentieth-century housing around it

Away from the core the work is more ordinary, and that is worth saying without hedging. The terraces towards Iffley Fields are two storeys of brick under Welsh slate, with rear additions at a shallower pitch. Rafters are shallow by current standards and the slates usually sit without an underlay, so forming an opening means trimming between rafters, building the upstand and re-dressing slate around the flashing. The constraint here is thermal rather than visual: bringing that part of the roof up to a current build-up needs depth above or below the rafters and a continuous vapour control layer, or condensation forms on the cold side and the owner reads running water as a failing roof.

Towards Rose Hill the roofs are simpler again. Concrete interlocking tile over felt on battens, a regular pitch, and in the later houses trussed rafters at consistent centres. A rooflight goes into that cleanly with a flashing kit made for the tile profile. The one real limitation is the truss: the diagonal webs are structural and cannot be cut through without a designed alteration, which matters for a conversion and rarely where a loft or landing is simply being lit.

Many enquiries from these streets concern a unit fitted years ago that has yellowed, misted or failed. That is a replacement installation. The old unit comes out, the opening and the timber around it are examined, and a new unit goes in with new flashings and a new upstand where the original will not carry one. New installations and replacements are the whole of our work.

The Oxford City position

Iffley sits within the city, so the local planning authority is Oxford City Council rather than a district council. Guidance written for South Oxfordshire or the Vale of White Horse is not the framework applying here.

What can be said generally is this. The historic centre of Iffley has conservation area coverage, and there are listed buildings within and around it. Conservation area status and listed status are matters of public record and the first things to establish about an address, because they change the answer rather than decorate it. Article 4 directions, which withdraw specific permitted development rights, are a tool available to any authority, and whether one applies at a given address is a question to check rather than assume. We will not tell you what the rule is on your street, because that is the council’s to state and not ours.

In a conservation area without listing, the appearance of an alteration becomes a material consideration, which is why the flush dark unit exists as a category. Where neither applies, the position across most of the housing away from the core, a rooflight is generally a Building Regulations matter rather than a planning one.

On a replacement, the state of the existing opening and upstand, because a new unit on an unsound upstand carries every existing defect forward.

Flush conservation detailing where the building calls for it, a standard unit where it does not, glass chosen for the orientation of the slope, opening method chosen for how the room is used.
