Bampton’s cottages have very little room above the ceiling. That single fact governs more rooflight decisions here than the stone, the listing or the conservation area does, and it is the thing most often discovered late. This page is about the shallow roof void: what it rules out, what it makes possible, and how a loft with 300mm of space above the plaster gets daylight without becoming a condensation problem.

Low houses, shallow voids

The older stock in Bampton is low. Two storeys built to modest heights, with the first-floor ceiling close under the rafters and, in the oldest cottages, first-floor rooms partly within the roof itself. The village sits on low ground in the Windrush valley west of Oxford, and it grew as a working settlement rather than a fashionable one, so the ceiling heights are what a farm labourer’s cottage needed rather than what a merchant wanted.

What that means practically is that the space between the finished ceiling and the underside of the covering is often shallow, sometimes very shallow, and it is frequently interrupted by purlins, collars and tie beams that are doing structural work.

People arrive wanting to light a loft and discover that what they are calling a loft is 400mm of triangular space with a collar across the middle of it. That is not a reason to give up. It is a reason to decide early whether the project is lighting a roof space or converting one, because they are different jobs with different answers.

Measure the depth before deciding anything

Get into the roof space with a tape and record three numbers: the depth of the rafters, the height from the ceiling joists to the underside of the rafters at the lowest useful point, and the clear height at the ridge.

Rafter depth is the one that governs the build-up. Older hand-cut rafters in a cottage of this type are often 100mm or less, sometimes irregular along their length, and that is not much depth in which to achieve a modern insulation standard while also maintaining any ventilation path.

Ridge height governs whether the space can ever be habitable. Building Regulations require adequate head height over a usable proportion of the floor, and a great many Bampton roof spaces simply do not have it without raising the roof, which on a listed cottage is not going to happen.

The honest outcome of this measurement is sometimes that the space will be a well-lit storage area rather than a room. That is still worth doing, and it is a far better result than starting a conversion that stops halfway.

The insulation problem, and the three ways out of it

A shallow rafter with a rooflight in it is where old cottages go wrong, because there is not enough depth to do the conventional thing.

The conventional cold-roof build-up puts insulation between the rafters and leaves a ventilated gap above it, typically 50mm, so that any moisture reaching the void is carried away. In a 100mm rafter, taking 50mm for the ventilation gap leaves 50mm for insulation, which achieves very little.

The first way out is insulating over the rafters, on the outside, which produces a warm roof with no cold void at all and no ventilation requirement. It is the technically best answer and it means stripping the covering, which is only sensible if the roof is being re-covered anyway.

The second is insulating below the rafters as well as between them, adding depth on the inside. It works, it is achievable without touching the covering, and it costs head height in a room that had none to spare.

The third is a high-performance insulation that achieves more per millimetre, which is more expensive per square metre and often the right answer precisely because the area involved is small.

Which of the three suits your cottage is a survey question, and the rooflight detail follows from it rather than the other way round.

In a shallow roof, the rooflight is the easy part. The build-up it sits in is the project.

Why the vapour control layer matters more here

In a deep modern roof there is margin for error. In a 100mm rafter there is none, and the vapour control layer is doing the work that depth would otherwise do.

It has to be continuous across the whole insulated area, and it has to be sealed to the rooflight frame all the way round rather than stopped short of it. A vapour control layer that ends 50mm from the frame is a sheet with a hole around the coldest object in the roof.

Where it is missed in a shallow build-up, moisture reaches the underside of the covering, condenses, and runs. In a cottage with no underlay beneath the stone or tile, which describes a good deal of the older stock here, there is nothing between that condensation and the ceiling below.

The owner reports a leak, and it is not one. It is the build-up, and it appeared because the roof was insulated without the layer that makes insulation safe.

Ground conditions, and the damp that is not from the roof

Bampton sits low, on ground that holds water, and the older cottages have solid walls with no cavity and often no effective damp course.

This is not a rooflight matter and it is worth mentioning because it is regularly confused with one. A cottage with rising damp in a ground-floor wall and condensation in a newly insulated roof space has two separate problems, and treating them as one leads to money spent in the wrong place.

What connects them is the moisture load in the air. A house with damp walls has consistently higher humidity throughout, which means the air reaching that new cold rooflight is carrying more water than it would in a dry house, and it condenses more readily. So a cottage with an existing damp problem needs the ventilation strategy thought about harder, not less.

What fits between the timbers

The other constraint of an old cottage roof is the structure crossing it.

Hand-cut roofs carry purlins running horizontally partway up the slope, sometimes with struts down to a wall or a beam, and collars tying opposing rafters together. All of it is structural and none of it can be cut without a designed alternative.

What this means is that the available uninterrupted plane may be a band between a purlin and the ridge, or between a purlin and the eaves, rather than the whole slope. Rooflight positions here are chosen from what the structure offers, and a long low unit set between two purlins is often the answer where a tall one is not possible.

The good news is that these roofs have irregular rafter spacing, and irregular sometimes means generous. It is common to find a gap wide enough to take a unit without cutting anything at all, which is the cheapest opening there is.

Listing, thatch and the conservation area

Bampton has a conservation area and a high proportion of listed cottages, and it falls under West Oxfordshire District Council rather than Oxford.

On a listed cottage, consent is engaged for a rooflight anywhere, including a rear slope. Where one is accepted it will be a conservation-grade unit sitting flush in the plane of the covering, dark finished, modest, and often fewer in number than proposed.

Where a roof is thatched, a rooflight in the thatch itself is generally not achievable, and the realistic options are a unit in an adjoining tiled or slated section, or borrowed light from elsewhere. We will say so early rather than after a survey.

Outside the designated core, on the later housing around the village, the ordinary permitted development position applies and most rear-slope work needs nothing but a Building Regulations notification.

Getting daylight into a space you cannot stand up in

Where the head height rules out a conversion, the useful question changes from how to light a room to how to move daylight into the floor below.

A rooflight over a stairwell is the most effective single move available in a low cottage. The stair is usually the darkest part of the house, it runs through both floors, and light dropped into it travels further than light put into any individual room. It also avoids the head height problem entirely, because nobody stands still on a stair.

A rooflight over a landing does the same job at slightly less range, and has the advantage of being borrowed by every room whose door is open.

Where the roof space itself is being kept as storage, a modest unit still earns its place. A store you can see into is a store people use, and a small fixed unit is cheap, needs no escape provision, and transforms how usable that space is.

Sun tunnels, and when they are the right answer

In a cottage where the roof space is too shallow to occupy but the room below is dark, a sun tunnel is worth considering rather than dismissing as a compromise.

It is a small dome on the roof feeding a reflective tube down through the roof space to a diffuser in the ceiling below. Because the tube is narrow, it passes between rafters and joists without structural work, and because the roof opening is small it is far less conspicuous on a designated building than a rooflight would be.

What it delivers is daylight rather than a view, and rather more of it than people expect. In an internal bathroom or a landing with no external wall, it is often the only option that exists at all.

The caveats are honest ones. It is still an alteration and on a listed building consent is still engaged. The tube has to be insulated and sealed where it passes through the insulated layer, or it becomes a cold bridge with a condensation problem inside it. And a long tube with bends in it delivers considerably less light than a short straight one, so the route matters more than the product.

What good looks like in a shallow roof

A modest unit, positioned between the structural members rather than through them. A build-up designed for the actual rafter depth rather than a standard detail applied hopefully. A continuous vapour control layer sealed to the frame. An insulated reveal, splayed where the depth allows, because in a low space the reveal is a large proportion of what you see.

And ventilation that works. In a small space with a low ceiling, an opening unit is worth more than a fixed one, because purging the air is the main defence against everything above.

Where the answer to a shallow cold roof is genuinely to strip and insulate above the rafters, that is a roofing project with a rooflight in it, and it needs a roofer leading it.
