Botley sits immediately west of Oxford, across the river, and almost everything we are asked to glaze there was built after the war. Estate development from the 1950s through to the 1970s, spreading up towards Cumnor Hill and out around North Hinksey, concrete interlocking tile on most of it and prefabricated trusses under a good deal of it. That makes rooflight installation in Botley a different exercise from the one a mile east in the old city. The planning side is usually simple. The roof asks the harder questions, and the first of them is the angle it was built at.
Pitch is the first question
On a Botley enquiry the first thing we establish is not which unit you like. It is how steep the roof is. Post-war and 1960s house building brought roof pitches down: trussed construction made a shallower roof structurally easy, materials were used sparingly, and lower roofs suited the massing of estate layouts. Plenty of the roofs here are noticeably flatter than the interwar and Victorian roofs people picture when they imagine a roof window.
That matters because every roof window has a minimum pitch stated by its manufacturer, and below that figure the unit falls outside what they will warrant against water getting in. The flashing system supplied with it is engineered to work within a range of angles, and outside that range the maker will not stand behind it. We will not install one outside it either. A unit fitted below its stated minimum has no meaningful backing from anybody, and our ten-year workmanship guarantee is no substitute for a product used as designed.
So we measure the pitch rather than judging it from the pavement. A slope that looks shallow from the garden can be within range, and one that looks fine can be marginal. The number decides which units are candidates, and everything else follows from it. Get this wrong and it does not show up on the day. It shows up in the second wet winter.
Water at a low angle
On a steep roof, water is in a hurry. Gravity pulls it down faster than wind can push it anywhere else, and the detailing only has to shed it. On a shallow roof the same water moves slowly. It spends longer in contact with every joint it passes, spreads sideways instead of running straight down, and sits against the head of an opening rather than sweeping past. Wind then does the rest: driving rain on a low slope can push water back up under the laps of the covering and under the top edge of a flashing, because the fall working against it is so gentle. Snow and leaf litter lie instead of sliding off, holding water where you least want it held.

None of that can be detailed away. The upstand, the flashing laps and the way the covering is dressed around an opening are the heart of our work, and on a correctly pitched roof they keep a rooflight dry for decades. But they work with the slope, not instead of it. Where the slope is not doing its share, no amount of care at the junction makes up the difference.
Which is why the honest answer on some Botley roofs differs from the one the customer arrived with. Sometimes it is a different unit type, sometimes a kerb-mounted unit on the flat rear addition instead of a roof window on the main slope, sometimes a different slope on the same house. Better to say so at survey than let the weather explain it later.
Truss centres set the width
The second constraint is structural, and people are less prepared for it. A great many Botley roofs are trussed. Prefabricated trussed rafters became close to standard in post-war house building, and in a loft they are unmistakable: light timbers forming a triangle with diagonal webs across the middle, joined at every intersection by a toothed metal plate.
A trussed roof is not a set of rafters. It is an engineered structural system. Every member carries a calculated load, the plated joints are part of that design, and the trusses are braced to one another so the roof acts as a whole. Cut a web or a bottom chord and you have not simply removed a piece of timber. You have changed how load travels through that truss and, through the bracing, how its neighbours behave.
So an opening normally has to fit within the clear space between two adjacent trusses. That gap was settled when the roof was designed, and it puts a real ceiling on the width of a single unit. Manufacturers make widths intended to suit common spacings, but the only spacing that matters is the one over your head, so we measure it before anybody looks at a size chart.
If you want something wider, the roof needs designed structural alteration worked out by a structural engineer. We are installers, not engineers, and we coordinate with one where that route is taken rather than improvising on site. Often the simpler answer is better: two or three units in consecutive bays give more light than one wide unit, and need no alteration.
Garages, porches and rear additions
The other thing this stock has in quantity is flat roofs. Attached and integral garages, canopy porches, and rear extensions added at various points since the houses went up. On plenty of Botley properties the flat roof is where the daylight problem actually is, and it is where the answer often lies when the main slope is too shallow for a roof window.

A kerb-mounted flat-roof unit sits on an upstand built above the finished surface, so standing water and driven rain never reach the frame. That upstand needs real height, corners formed rather than folded, and the covering carried up and over it. Before any of that we want to know about the deck: the covering, whether the falls run to the outlet or to a low spot, and whether the timber underneath is sound. A cold roof build-up is worth reconsidering as a warm roof while it is open.
A garage turned into a room is usually the darkest space on the property, one small window under a large flat roof, and it responds better to roof glazing than almost anything else on the house.

Concrete tile and its flashing kits
The covering across most of Botley is concrete interlocking tile: a large tile with a moulded profile and a side interlock, laid single lap, behaving nothing like the plain clay tile or slate on older Oxford roofs. Detailing an opening in it is not difficult, but it is specific.
Flashing kits are made for the covering they go into. There is a kit for slate and flat coverings and a kit for profiled tile, and within profiled tile the depth of the profile decides which one is correct. A flat-covering kit on a deep interlocking tile leaves a gap under the flashing that the maker never intended. On a shallow roof, where water is already moving slowly, an ill-matched kit is a direct route to a wet reveal.
The rest is ordinary care done properly. Battens gauged correctly either side so the courses run true across the head. The underlay cut, turned and dressed into the opening rather than trimmed flush and forgotten. Tiles cut cleanly at the sides and supported. The head flashing lapped under the course above it, so water arriving from up the slope passes over it and away.
Matching is worth being honest about. Concrete tile weathers, and a tile that has been up since the 1960s is a different shade from the same tile bought today. Where a few need moving around an opening, we take them from a less visible elevation.
Not Oxford City Council
This catches people arriving from an Oxford page, so it is worth stating plainly. Botley is not in the city. It lies in the Vale of White Horse district, and the local planning authority is Vale of White Horse District Council. North Hinksey and Cumnor Hill sit in the same district. If you have been reading about Oxford’s conservation area coverage or its view protection, that is not the framework applying to a house here.

The post-war estates around Botley carry very few designations, which follows from what they are: twentieth century estate housing is not the stock that attracts conservation area status or listing, and there is little older fabric mixed into it. Conservation area boundaries and listed status are both matters of public record, and the sensible move on any address is to establish the position rather than assume it either way. Article 4 directions, which withdraw particular permitted development rights, are a tool available to any authority, so whether one applies at a given address is a question to check rather than something we would assert on your behalf.
What applies to every house, designated or not, is the Building Regulations. Structure where an opening is formed, thermal performance, ventilation, and escape where the opening serves a room in the roof. We handle the Building Control notification as part of the job.
What little constraint opens up
The practical effect is worth spelling out. On most addresses here the limits are physical rather than administrative, which is to say that rooflight installation in Botley is governed by the pitch and the trusses far more than by the council.
That means the range is usually open. Larger units where the truss spacing permits them. Electric opening with a rain sensor, worth more than people expect on a window you cannot easily reach. Triple glazing where the room is being lined and lived in. Lanterns on a wider rear extension. Flat glass on a garage roof. The flush dark unit designed to satisfy a conservation officer exists for buildings that need it, and around here most do not, so you are choosing on performance and cost rather than on an appearance imposed from outside.
Two decisions matter more once the planning question falls away. The first is orientation. A south facing rear slope in a lined loft room will get hot, and the answer is the right glass specified at the start, with a solar control coating chosen for that elevation, rather than a blind bought afterwards. North facing slopes give steady light and almost no heat, and can carry more glass than people assume.
The second is position. On a shallow roof a rooflight throws light further into the room and less down the wall beneath it, so two smaller units spaced apart usually give a better spread than one large unit in the middle. On a trussed roof that is often the only option anyway.
