Conservation Rooflights Explained

The phrase conservation rooflight is used loosely enough that it has almost stopped meaning anything. It turns up in brochures beside units sharing none of the characteristics the term originally described, and in planning correspondence carrying a fairly precise expectation. Both uses are in circulation at once, which is how somebody orders the wrong thing in good faith and finds out on the day it arrives. What follows is what the product actually is as an object, what its four defining characteristics do, where the type came from, and how to judge whether your roof needs one.

What the phrase actually means

A conservation rooflight is a distinct product type, not a standard roof window ordered in a dark colour. The two are priced differently, sit differently on a roof and are installed differently. No registered definition sits behind the phrase. What exists instead is a widely understood set of characteristics, and those came from a real object rather than from a marketing department.

The difference is easy to see once you know what to look for. A standard roof window in a dark finish still sits proud of the roof and still carries the proportions of a modern window. Look at it from the pavement and it announces itself. A conservation unit, installed as intended, is quiet enough that people do not register it until it is pointed out. The same daylight arrives in the room. The building outside looks materially different.

Four characteristics do most of that work, and they are worth taking one at a time, because a unit can carry some and not the others.

Flush, and why it matters

If you take one thing from this page, take this one. A conservation rooflight sits flush with the plane of the roof. The face of the frame lines up with the surface of the slate or tile rather than standing above it on a kerb the covering is dressed up against. Everything else is secondary to that.

The reason has more to do with shadow than with detail. A roof seen from ground level reads as a single plane, and anything breaking that plane throws a shadow along its head and its sides. That shadow is what the eye picks up first, at a distance where the colour of the frame can no longer be distinguished and a glazing bar is invisible. That is why a standard unit in a dark finish fitted proud still reads as an addition, and why a flush unit in the same finish does not.

Where the appearance of a roof is a material consideration, the flush profile is usually what the phrase is shorthand for in an officer’s correspondence. It is the characteristic being looked for, and the one visible in a photograph from the street.

Manufacturers describe it in more than one way and the words are not interchangeable. Recessed, flush-fitting and low profile all appear in product literature. A low profile unit stands less proud than a standard one. It still stands proud.

Flush is a fitting decision as much as a product decision.

Dark against slate and tile

The second characteristic is the external finish. A conservation rooflight is finished dark outside, in black or a very dark grey, and the reason is straightforward: it has to recede against the covering around it. Welsh slate weathers to a dark blue-grey, clay tile darkens with age and lichen, and stone slate is broken up with texture and shadow. A pale or bright frame set into any of those outlines the opening and draws attention to the exact thing the unit is trying not to be.

The dark finish has a historical basis rather than being an aesthetic preference. The originals were cast iron, and cast iron on a roof was painted black because that was the protective finish of the day. A modern unit finished the same way sits comfortably alongside lead flashings and dark slate without needing to match anything precisely.

Internally the picture is different. Most conservation ranges are white or pale inside, which is what you want in a room, because a pale reveal bounces light where a dark one absorbs it. Somebody who has only seen the exterior sometimes assumes the room ends up with a black frame in the ceiling.

The external finish is also the part of the recipe most easily bought on its own, which is where the loose use of the phrase comes from. Anybody can supply a dark frame. It is one characteristic of four.

The bar and the proportion

The third characteristic is the glazing bar. A conservation rooflight traditionally carries a single vertical bar dividing the light into two panes. That one bar does a surprising amount of work, because it stops the unit reading as a plain sheet of glass. Without it, a flush dark rectangle still looks like a modern component. With it, the eye reads a cast-iron light.

The bar is not decoration invented for the modern product. It is an inherited constraint. Nineteenth-century glass came in modest sheet sizes, so a rooflight of any useful area was made in two panes with a central member carrying the join. Copying that division is the cheapest way of making a new unit belong.

Manufacturers achieve it differently. Some divide the light into two sealed units either side of a structural bar. Others apply a bar to a single sealed unit, externally or between the panes. Both are defensible, though a bar applied only internally tends not to satisfy anybody looking at the roof from outside. It is a fair question to ask before ordering.

The fourth characteristic is proportion. Conservation units are usually taller than they are wide, following originals sized to drop neatly between rafters. That upright emphasis matters as much as the bar. A wide landscape unit reads as modern regardless of how dark it is or how flush it sits. Where more daylight is wanted than one unit gives, two upright lights set apart usually read better than one broad one.

Where the type came from

The originals were utilitarian. Cast-iron rooflights went into workshops, stables, coach houses, mills and scullery roofs through the nineteenth century, in buildings where somebody needed daylight over a work surface and nobody was decorating anything. The frame was cast in one piece, the glass bedded in putty, the whole thing painted black and set down into the slating so the slates dressed up to it and lead was worked round the head and sides.

They sat flush because that was how they were made to be built in. There was no kerb and no proprietary flashing kit. The slater and the leadworker made the junction on site, course by course, and the frame was another element the covering was worked around, as a chimney or a hip was. The flush appearance now specified deliberately was, at the time, just how roofs were put together.

That utility is why they read as belonging. On older buildings across Oxfordshire you can still find them on rear slopes and outbuildings, painted over several times, disappearing into the roof in a way no modern component manages by accident.

Modern conservation rooflights imitate that language rather than reproducing the object. Inside the frame is an insulated glazed unit with modern seals and weathering, because a putty-glazed cast-iron light would not now be acceptable over a habitable room. The roof reads as it did while the room behind it performs as a new one should.

Setting the unit down

Flush is not something you buy. It is something the roof has to be prepared for, and this is where a conservation rooflight becomes a different job rather than a different product on the same job.

A standard roof window is fixed to the rafters or to trimmers between them, and its frame ends up above the batten line with the covering dressed against it. A unit intended to sit flush has to be set lower, down into the structure, so the finished frame arrives level with the surface of the slate or tile. Depending on the roof, the trimming sits lower than it otherwise would, battening is adjusted around the opening, and sometimes the rafters themselves need attention because the depth is not there once the insulation build-up is accounted for.

The perimeter changes too. Instead of clipping a proprietary flashing kit around a raised frame, the covering is cut and re-dressed into the opening: soakers worked into the courses at the sides, lead dressed at the head, laps maintained above and below so water leaves the roof the way it always did. It is slower than a standard installation and priced accordingly.

The consequence is simple. A conservation unit installed proud of the roof has lost the main thing you paid extra for. The most useful question you can put to any installer is not which brand they use. It is how they intend to set the unit into the roof, and what happens to the battens and the flashing to get it there.

The trade-offs, stated plainly

Conservation rooflights cost more than a comparable standard roof window, before the additional labour at the perimeter is counted. That is the first honest thing to say about them.

The second is that the size ranges are narrower. Standard roof windows come in a long list of codes, so there is usually one suiting an existing opening or a particular rafter spacing. Conservation ranges are shorter, so in practice the opening follows the unit rather than the other way round. Bespoke sizes exist with some suppliers, at a cost and with a longer lead time.

Third, thermal performance varies by manufacturer, and it varies more across conservation ranges than across mainstream roof windows. Some are close to a current standard unit. Others are not, particularly older designs and slimmer frames. The published figures are the place to settle that, and they are worth comparing before a range is chosen rather than after.

Fourth, the choice of opening mechanisms is narrower. Fixed lights are common, manual opening is widely available, electric operation exists in fewer ranges. If a rooflight is providing ventilation or forming part of an escape route, that limits the field early.

None of this argues against them. It argues for specifying one where it is needed and not where it is not. A conservation unit on a slope nobody will ever see spends the client’s money on an appearance nobody benefits from, money that would have done more good in the glazing or the detailing. Making that call is part of the job.

Deciding whether you need one

Visibility of the slope is usually the deciding factor, and it is a more useful test than the age of the house. A slope facing a street, read across open ground or from a footpath, or forming part of a group of roofs seen together: that is where a flush dark unit earns what it costs. A rear slope enclosed by other buildings and visible from nowhere public is a different question, and a well-detailed standard unit in a dark finish is very often the sensible answer.

Designation is the second test. Where a building is listed or sits in a conservation area, the appearance of an alteration becomes a material consideration and the specification narrows, including on elevations not obvious from the street. Whether that applies to an address is a matter of public record and worth establishing early. One careful note is worth more than any of the above. Where an officer uses the phrase conservation rooflights in correspondence, there may be a specific expectation behind it: a profile, a bar, a size, a position on the slope. Establish what is meant before anything is ordered, ideally in writing, because these units are made to order.
