With physical barriers, not with warnings. Under every opening we form there is a sealed exclusion zone at floor level, and depending on the building that means a crash deck, a birdcage scaffold, debris netting slung under the opening, or a taped and boarded area with nobody in it. Anything below that cannot be moved gets sheeted and boxed. The work is planned so that the space is handed back usable at the end of each day, and the ceiling closed, before we leave the site.
The exclusion zone comes before the first cut
Nothing happens on the roof until the area beneath is set out and closed off. The zone is bigger than the opening, because material dropping from height spreads, and it accounts for whatever else is in the room: a mezzanine edge, racking that could deflect a falling object sideways, an open stair well.
Barriers are physical. Heras panels, proprietary barrier posts with rigid rails, or a taped line supported by a person are not equivalent things, and on a live warehouse floor with forklift movements only the first two count. On an office floor a taped and signed zone with the desks cleared is generally sufficient, agreed with whoever manages the floor.
Crash decks and internal scaffold
Where the space below cannot be given up, or where the ceiling has to be worked from underneath, we build or have built a crash deck: a fully boarded platform beneath the opening, close enough to catch anything that falls and strong enough to take it. A birdcage scaffold under a rooflight position achieves the same thing and gives internal working access at the same time.
It is not free, and it takes a day at each end. On a run of units, one deck moved along the roof line is far cheaper than a deck per opening, which is one of the reasons the sequence and the internal access plan get worked out together at survey rather than being priced separately.
Netting and sheeting at the opening itself
On a smaller job the practical arrangement is a debris net or a heavy polythene catch sheet slung beneath the rooflight position and fixed to the structure, forming a bag under the hole. Old fixings, sealant offcuts, screws and fragments of the previous unit all land in it and come out at the end rather than falling twelve metres onto a floor.
The net is not the primary control. It catches what should not have been dropped in the first place, and it sits under an exclusion zone rather than replacing one. Anybody offering a net instead of a closed floor area is not managing the risk.
Dust travels further than debris
Debris lands where you expect. Dust does not. Cutting into an old covering, a plasterboard soffit or a mineral-fibre ceiling releases fine material that drifts well beyond the barriers and settles on stock, keyboards, food preparation surfaces and open goods. In a food or hospitality environment that is the whole problem, not a side issue.
The controls are ordinary: cut from above wherever the detail allows, so the dust falls into the exclusion zone rather than into the room; use extraction on powered tools; screen the zone with polythene taken to the ceiling line where the space is sensitive; and where the building has mechanical ventilation, agree with the facilities team whether the local intakes should be isolated for the day.
Suspended ceilings and the grid nobody looks at
Below a commercial rooflight there is often a suspended ceiling with a light well or a plasterboard shaft rising to the roof. The tiles around the shaft are the things that get damaged, and they are usually the thing the client notices afterwards. Tiles come out and are stacked flat and clean before work starts, the grid is protected, and services sitting in the void, cable trays, sprinkler drops, smoke detector heads, are identified and left alone.
Detector heads matter particularly. Dust in the void sets off an addressable head very easily, and an unplanned evacuation of a live building is a far more expensive event than the tile it came from. Isolation is arranged with the building’s own people, in advance, and reinstated the same day.
Stock, plant and machines that cannot be moved
Racking cannot be relocated for a morning, and a production line cannot be repositioned at all. Where the floor cannot be cleared, the answer is to protect in place: a boarded and sheeted crown over the item, edges taped so nothing gets underneath, and the surrounding area closed anyway.
Sometimes the honest answer is that the rooflight above a particular machine should be done during a shutdown, and we will say so rather than working over something that cannot be adequately protected. Working from above wherever it is possible
The best protection is not needing to be underneath. On most kerb-mounted commercial units the entire operation, stripping the old unit, preparing the upstand, setting the new unit, completing the flashings, is done from the roof. Nobody enters the room, no internal access is needed and the only interaction with the space below is the exclusion zone.
Internal work becomes necessary where a reveal, a light shaft or an internal finish needs forming, or where a ceiling has to be taken down to reach the opening. That is worth identifying at survey, because it is the difference between a job that touches your floor and one that does not.
Handing the space back each evening
The opening is closed and weathertight before the end of the day, every day, so the risk overnight is not water coming in. The floor below is swept, the sheeting is either left in place tidily or removed, barriers stay up if the zone is live again in the morning, and the client is told what state it is in before we go.
On a floor that has to trade the following morning, the zone is fully cleared and the tiles reinstated. That is often the deciding reason to work outside hours, which we cover on our page about working on an occupied commercial building.

A quick walk of the floor beneath the roof answers nearly everything: what sits under each unit, what the ceiling is made of, where the services run, what the floor is used for and by how many people, and who has authority to close an area off. Photographs help but a visit is better, and the survey covers both the roof and the room.
