Yes. Opening versions exist across the whole range of flat roof glazing, from a small hinged vent to a three metre sliding panel you can step out through. The realistic choice on a domestic flat roof is between an electrically hinged unit, a sliding unit, and a hinged access hatch. Manual opening is rare above head height for obvious reasons. What decides the specification is not whether it opens but why you want it to: air, escape, access, or smoke clearance are four different requirements with four different answers.
The ways a flat unit opens
Four mechanisms cover almost everything fitted domestically.
- Electric hinged. The whole glazed panel lifts on one edge, driven by a chain or a spindle actuator. The common choice, available from small sizes upwards.
- Sliding. The panel runs sideways on a track, over a fixed panel or over the roof itself. Used where a large clear opening is wanted.
- Hinged access hatch. A smaller unit, usually manual on a gas strut, sized so a person can climb out onto the roof.
- Trickle or louvre vent. Not an opening rooflight at all, but a ventilator built into the kerb or the frame. Worth knowing about because it often solves the actual problem.
Why manual operation is uncommon
A flat rooflight sits above a ceiling. Even in a single storey extension the frame is typically 2.6m to 3m off the floor, and the panel weighs anywhere from 40kg to well past 150kg.
A pole-operated flat unit exists, but reaching up and pushing a heavy panel out of a horizontal frame is awkward, it wears the seals unevenly, and it usually ends with the unit being left shut. Where the unit is small and the ceiling low, manual makes sense. Above about a square metre, an actuator is the sensible answer and is why most manufacturers only offer that size range electrically.
How far they actually open
This is where expectations and reality diverge, and it is worth checking before you commit.

A standard hinged vent gives air, not access. If the picture in your head involves climbing out onto the roof, you need a hatch or a slider, and those are specified differently from the start.
Power, switches and the trades involved
An electric unit needs a fused spur near the rooflight and a control position you can reach. That means an electrician, and it means deciding the cable route before the ceiling is closed.
Most systems run at 24 volts from a transformer sited in the roof void or a cupboard, with low voltage cable to the actuator. Control is a wall switch, a handset, or increasingly an app. Our advice is to include a physical wall switch whatever else you have, because a unit that can only be closed from a phone is a unit that stays open when the phone is flat. Get the spur position agreed at survey. Adding it afterwards to a finished plaster ceiling is disruptive and avoidable.
Rain sensors and what closes it for you
A rain sensor is a small conductive plate on the roof surface that shuts the unit when it gets wet. On a flat rooflight it is close to essential, because a horizontal opening left up in a shower puts water straight into the room.
They react quickly but not instantly, and they close the unit rather than preventing the first few seconds of rain. Wind is the other consideration. An open flat panel is a sail, and on exposed roofs a wind sensor tied into the same control is worth the small extra. Some systems also close on a smoke signal from the house alarm, which is a different function again.
Weathering an opening unit
An opening flat rooflight has to keep water out through a moving joint that spends its life facing straight up. That is a harder job than any vertical window and the detailing reflects it.
The frame carries a drained and ventilated rebate, so any water passing the outer gasket is collected and taken back out rather than reaching the room. Those channels need to stay clear, which is one more reason the unit should sit on a slope rather than dead level. The kerb detail matters as much as on a fixed unit, arguably more, because the frame is deeper and heavier and the covering has to terminate cleanly under all of it. Ventilation without an opening unit
Worth saying plainly: a lot of people ask for an opening rooflight when what they want is air movement, and there are cheaper ways to get it.
A fixed unit with a powered ventilator or a louvre built into the kerb moves more air, more of the time, for less money, and it has no moving glass to go wrong. In a kitchen or a shower room, mechanical extract does the job better than an opening panel that nobody wants to leave up in winter. Where the room genuinely benefits from a large purge of hot air on summer afternoons, an opening unit earns its place. Where it does not, we will tell you so.
Escape, smoke and Building Control
Two regulatory contexts turn an opening rooflight from a preference into a requirement, and both change the specification.
A smoke vent over a stairwell in a three storey house has to open to a stated free area, on a signal, and hold open. That is a specific product with a certified opening area, not a domestic vent with a rain sensor. Separately, an opening rooflight is occasionally proposed as means of escape, which requires a defined clear opening and a usable route beyond it, and on a flat roof it rarely satisfies both. We will tell you at survey which category you are in, because ordering the wrong one is an expensive discovery.

Why it needs to open, whether anyone will pass through it, how high the ceiling is, whether power can reach it easily, and how exposed the roof is. Those five answers usually settle the type within a minute.
